Life in the suburbs has never seemed more appealing. Due to the COVID-19 pandemic and the rise of remote work, more and more Americans are opting to leave the big city and move to smaller communities with larger homes, better schools, and a more relaxed lifestyle. This trend, coupled with lower mortgage rates, has resulted in a significant surge in demand for single-family homes in select neighborhoods across the country, consequently driving home values to record highs.
“Coupland and Bear Creek, Texas, two small communities in the Austin metro area, have witnessed the fastest growth in home values over the past year. Following closely are Hungry Horse and Whitefish, Montana, both of which are located in the Kalispell area,” explained Nicole Bachaud, an economist with Zillow.
Nonetheless, when it comes to the priciest suburb, the undeniable frontrunner is the beachfront enclave of Montecito, California, where the median sale price this March exceeded $5 million. In comparison, the median home value in California was $758,360, ranking it as the second-highest in the country, according to Zillow data. Hawaii holds the highest median home value at $842,487, with the District of Columbia coming in third at $703,116.
However, economists are beginning to observe signs of a market slowdown. As mortgage rates surpass 5%, online searches for homes for sale have declined compared to the previous year, as reported by Redfin.
“Moreover, we are witnessing a growing number of sellers reducing their prices. These trends point to a cooling in the market after an extended housing frenzy of over 18 months,” commented Daryl Fairweather, Redfin’s chief economist. “There is still significantly more demand for housing than supply, but these early signs of a slowdown indicate that sellers may no longer set exorbitant prices for their homes.”
