It’s always a pleasure to write about the rebirth of one of the iconic hotel properties in Waikiki. After an $85 million renovation, the Royal Hawaiian, A Luxury Collection Resort, officially held its grand reopening on March 7, 2009. However, a number of guests had already taken advantage of the resort’s “soft” opening since the first of the year.
The resort also hosted an Aloha Inaugural Ball on January 20, 2009, to mark the inauguration of Hawaii-born President Barack Obama.
The Royal Hawaiian, known as the iconic “Pink Palace of the Pacific,” has a long and storied history. With its magnificent Spanish-Moorish architecture and a brilliant coral pink exterior, The Royal Hawaiian set a new standard for vacationing in paradise, attracting visitors from around the world eager to leave their everyday lives behind.
The 14 acres of prime Waikiki beachfront land was once a playground for King Kamehameha I after he conquered the island of Oahu. Moreover, Queen Kaahumanu’s Summer Palace was previously located within what now serves as the hotel’s Coconut Grove garden.
The Royal Hawaiian is owned by Kyo-ya Hotels & Resorts, LP, which also owns two Sheraton Hotels in Waikiki and various other luxury properties. Consequently, Kyo-ya Hotels & Resorts, LP remains one of Hawaii’s largest employers, with nearly 3,000 hotel associates in its workforce.
As part of its commitment to luxury, the hotels belong to the 12-hotel group of Starwood-managed properties in Hawaii, which includes over 65 of the world’s finest hotels and resorts spanning more than 26 countries.

History of the Royal Hawaiian Hotel
Developed in the mid-1920s, The Royal Hawaiian officially opened its doors on February 1, 1927, perfectly embodying the beauty of its location and the romantic essence of what swiftly evolved into one of the most popular destinations in the world. It attracted a coterie of elite visitors—from the Rockefellers to the Beatles, not to mention heads of state and Hollywood luminaries such as Marilyn Monroe, Natalie Wood, and Dean Martin.
However, in December 1941, The Royal Hawaiian closed its doors following the attack on nearby Pearl Harbor. Subsequently, the United States Navy utilized the hotel as a rest and recreation center for enlisted sailors. The Navy vacated shortly after the end of World War II, and the hotel reopened in January 1947, paving the way for renewed interest in travel to what would soon become the nation’s 50th state.
As air travel to the islands increased, The Royal Hawaiian emerged as the destination of choice for the affluent. With stunning views of Waikiki Beach and Diamond Head, it remained the premier location for distinguished guests to relax, dine elegantly, and experience Waikiki’s tropical allure.

Renovation and Redesign of the Royal Hawaiian
The redesign of The Royal Hawaiian was led by architect Robert Iopa of WCIT Architecture. Working closely with the award-winning interior design firm Philpotts and Associates, Inc., the goal was to reimagine and revitalize the entire property—from the stunning reception area to the meticulously designed 529 guest rooms.
The distinctive architecture and its rosy hue remain, complemented by elegant details that reference the hotel’s rich history. Modern upgrades now blend seamlessly with thoughtfully chosen classic design elements, creating an inviting atmosphere that captures the essence of Hawaii.
Guests are welcomed at The Royal Hawaiian via a breathtakingly redesigned porte-cochere and through grand arches into an elegantly comfortable reception area. Upon entering, they are greeted with traditional Hawaiian leis and refreshing oshibori towels, alongside choices of banana bread and freshly squeezed juices.
Check-in takes place at koa wood desks within the lobby, enhanced by classic Hawaiian-themed artwork from Eugene Savage and vibrant floral displays. Guests can relax outdoors on the Coconut Grove Lana’i or Ocean Lana’i, each providing picturesque views of the azure Pacific.

Beautifully Reimagined Guest Rooms and Suites
Upon entering their rooms, guests will discover beautifully redesigned spaces that exude a rare yet inviting ambiance, incorporating contemporary amenities with classic Hawaiian aesthetics that honor the hotel’s historic legacy.
The newly styled guest rooms feature vintage koa seating, exotic furnishings, historical photographs, and indigenous objets d’art. Bathrooms showcase sable-colored stone flooring and shower stalls complemented by dark stained millwork, which strikes a balance between exotic and contemporary. A dedicated concierge greets guests at The Royal Beach Tower—a luxurious “hotel within a hotel,” conveniently located adjacent to the main building.
These remarkable suites are immaculately detailed, offering breathtaking views of the island coastline and include six exclusive two-story spa suites defined by their Zen ambiance, equipped with carved teak furnishings, spacious living rooms, luxurious bathrooms, and private lana’is where massages are offered.
Guests at The Tower also enjoy access to their own pool, a lushly appointed retreat surrounded by private cabanas.
Regardless of their accommodations, guests have immediate access to Waikiki’s soft white sands via the Royal Beach Club, which boasts six private beachfront cabanas located on the best stretch of sand in Waikiki. These oases cater to indulgent desires, complete with attendants serving refreshing drinks and a revitalizing Evian spritz. Furthermore, beautifully landscaped water features—including rock pools and cascading waterfalls—create a peaceful grotto for relaxation.

The Royal Hawaiian’s celebrated Abhasa Waikiki Spa will receive a refresh as part of the comprehensive property upgrades.
